HURRICANE MILTION UPDATE - 10/24
Dear MTR Family:
Hard to imagine it was only 2 weeks ago that we were preparing for Hurricane Milton. I’m happy to give you this update, and appreciate your patience as we have dedicated full effort to the areas of the resort that sustained some type of damage from Menacing Milton. While the resort sustained no serious structural damage, as you might suspect, sustained 80 mile an hour winds with hours of relentless rain, we had some cleaning up to do! The resort maintained power throughout the storm, with a couple of momentary outages that our back up building generator filled in the gaps, which was a true blessing. Many resorts and hotels along the A1A are closed from much more serious damage related to the storm.
As for MTR:
- We had water intrusion in several of our East facing units, but also had team members wet vacuuming the units and using fans as soon as we could get into them to make sure the units were drying out.
- We had a large window pop out in Unit 8B, which took on the worst of the water, and has since had the needed demo of dry wall and carpet, and restoration and replacement of flooring and drywall will begin late this week.
- The high winds blew out the vinyl face of our street sign on the North side and replacement vinyls have been ordered.
- We have one elevator down from the storm, needing to replace 2 transformers and a power pack related to the storm. I estimate we will have it back in order by 10/28.
- The pool has been a challenge to get back in chemical balance, and we had some repair work done to the pool pump and pool heater system related to the storm, repairs and tweaks to get the system back to 100% are ongoing.
- The cable TV system was down for 5 days after the storm, due primarily to neighborhood outages, but ultimately, Spectrum also had to replace a signal amplifier on the 4th floor, so all is now operational again.
- We had eight of our HVAC units tip off of their risers during the storm on the roof. All of those units have been put pack in place, and needed repairs completed to have all unit air and public area flow now functioning properly.
- The roof patches that were put in place before Hurricane Helene held in place very well through Hurricane Milton, a testament to the importance of preventative maintenance (taking action) before an event can make a significant difference.
- The unfinished Seawall held up well during the storm, which was of course, a huge relief. Installation continues on the wall, and we are undetermined at this time as to a date for completion and reinstallation of the beach access steps as the crew lost several days due to the storm, and had some additional remediation in the site area of the wall that needed immediate attention.
- The vinyl fencing on all sides of the property had damage from the high winds and we are securing estimates on replacement sections, while our MTR maintenance crew is rehabilitating the sections that remain salvageable.
As we begin the slower seasonal months, we are focused on a number of improvement projects for the building and individual units, notably:
- The replacement of units that have carpeting with new laminate flooring.
- Installing new electrical panels in all units.
- Completing the new flooring projects in the Owners Lounge and the Fitness Center, to include new soft seating for the Owner’s Lounge.
